It's good to know you have experience on your side! At the Buschteam we go through extensive training (everything from negotiating to basic plumbing) to ensure your absolute satisfaction.

We know that the biggest 3 things when it comes to making a deal happen are:

  • $ paid for the home
  • Closing date
  • Conditions in the offer (ie financial approval, and home inspection)

Once we are ready to place an offer on your home you will want to know what we are asking you to sign. Please see the link for the Laymen’s terms version of the “Agreement of Purchase and sale” among other standard forms here: http://communications3.torontomls.net/mls/forms_clauses/plain_language/index.htm

When it comes to buying and selling homes, no one-size-fits-all approach will do. We take a very unique approach to assisting you with one of life's biggest investments! The Buschteam.ca real estate system ensures an EXTRAORDINARY experience!

So part of the process and procedure is to make sure we do some homework to ensure we have the right purchasing strategy should you want to move forward with any home.

Some questions we make sure to ask:

Are there any issues we should be aware of?
Has there ever been any flooding?
Any work being done? Need contractors?
Is there a back flow valve in the basement?
Any home improvements completed recently? Is there permits for any of the completed work?
Any insurance claims on the home?
What closing date are you looking for?
Is there a price your sellers are willing to accept?
What time can we/ you present the offer? We present your offer in person
Rental
items? Is there a survey?
Ages of:
Furnace/ AC/ ROOF/ Windows
Is there a Tarion warranty on the property? Has their been any Tarion claims?

We help you understand more about the home you are buying with thorough analysis and a detailed report

Here are tips and terminologies of offers

Homework:
1. When placing an offer write a buyers love letter for the home.
Ex.

Dear Homeowners,

My husband and I are writing this letter to express our great interest in your beautiful home. We saw your listing over a month ago online and kept coming back to it. The moment we stepped foot in the door, we fell in love. We could truly picture starting a family and raising our children in our forever home. I also couldn’t help but notice that one of your children is a pediatric nurse! I am also a pediatric nurse working at McMaster Children’s Hospital in the PICU. It definitely felt like a sign to me.

We absolutely love the neighbourhood and we would be right around the corner from my parents’ close family friends, two couples, who live on Brigadoon Drive! My grandparents are living at Chartwell’s Deerview Crossing on Rymal Road and it would be wonderful to be so close by.

It is evident that your home has been loved and well looked after, as it is in impeccable condition. We promise to continue to love and respect the house just as you have. We hope to be able to call 63 Chesley Street “Home Sweet Home”, filling it with many years of love and laughter. Thank you so much for your consideration,

FYI, we also submit a letter with your offer. Here is an example

OUR LETTER WITH YOUR OFFER

In addition to your letter, we write one on your behalf, here is an example.
We’re so happy to make this offer on your home. After careful consideration and prepared due diligence we have prepared this offer. I’m sure you will find that
Our teams track record proves that we make deals happen, and work with qualified buyers who are committed to their offers. We work closely with their bank to ensure prequalification before we showed them your home.

There are a number of considerations to make before the offer is written for your next home. As your chosen real estate professional, I will guide you through the offer process to help you:

  • Appreciate what comparable houses are selling for, how current market conditions can impact your offer, and where applicable, whether there is any competition from other interested homebuyers.
  • Understand the benefits of investing in a qualified home inspector who can expose property deficiencies and who may also provide you with an estimate on their cost of repair.
  • Determine any offer conditions such as a satisfactory home inspection or arranging financing, and the potential impact of such conditions on the acceptance of your offer.
  • Sort through the key elements of your offer including price, deposit, financial terms, inclusions and exclusions, and your closing or possession date.
  • Manage all offers and any counter-offers, negotiating to get you the best possible deal.
