I'm Matt Busch, a top 1% Real Estate Broker with Royal LePage Realty Plus Inc., and I believe one of the most critical skills a real estate agent can have is exceptional marketing. Last month, recently I had the pleasure of helping a client sell her cozy bungalow for an impressive $275K over asking, all because the right buyer saw a well-timed Instagram reel and came in with a bully offer. While timing played a role, it was powerful, strategic: planning, marketing, negotiations, and execution that truly sealed the deal.
Marketing a Property Right
Selling a home isn’t just about listing on MLS and waiting for buyers. Successful real estate marketing combines eye-catching staging, stunning photography, and the right promotional tactics to ensure maximum exposure. A great agent should also be a skilled marketer because, in this industry, they are one and the same.
Staging Makes All the Difference
If you’re selling, staging is non-negotiable. Most buyers struggle to see beyond a home’s current setup, whether it’s cluttered, has outdated decor, or lacks cohesion. Staging transforms a space into a canvas of possibilities and maximizes appeal. I had one client choose not to stage, and as a result, the home sat on the market with minimal interest. Once we staged it, we had offers within two weeks. If we had staged from day one, we might have sold even higher in a stronger market.
Virtual Staging can be a viable option, especially for rental properties, but for sales, in-person staging leaves a more lasting impression. Virtual staging can work wonders for online listings but may lack the authentic experience buyers crave in a home tour.
Photos Need to Be Outstanding
Listing photos aren’t just about capturing the space; they’re about creating a story. For the recent bungalow sale, my photographer took aerial drone shots to showcase the property’s surroundings and came back at twilight to capture a warm, inviting glow. These professional images transformed the listing, drawing buyers to see more in person. And here’s a tip: don’t post every photo online. Curate it like a movie trailer to leave potential buyers wanting to see more in person.
Leveraging Social Media Reach
You never know where your next buyer is lurking, which is why I utilize all social media channels. For that bungalow sale, a former client saw the Instagram reel, shared it with a friend, and that friend came in with a compelling offer. Social media’s power lies in its reach and ability to connect in ways traditional marketing can’t.
