Under 1 million dollar pricing consideration

Pricing considerations

A quick Tip for you......from our mortgage broker

In the event you have a client selling their property valued (in your professional opinion)  in the $900-950K range,...but your client firmly believes it is worth well over that.. i.e. over $1M...  I have a very compelling argument that you can use to convince them not to do that as it will impede their sale... here's why.

Any home sold for over $1M cannot be insured.. (the banks call this "Uninsurable") which implies that the potential buyer pool must have a minimum of 20% Down payment... however, if the home is listed for $999,999.99 it could be purchased with as little at 5% down payment.

Why would your client restrict the potential buyer pool to only purchasers with 20% down vs the entire gambit of buyers is how I would convince them to list for under $1M.. It may still sell for over $1M ... which is great! but cross that bridge when the time comes and get the deal !!
