There are many more detailed steps we take while preparing your listing. There is a long list of everything we do on the back end. But for the purposes of this article we will simplify the explanation
1. Sign the listing plan for your move.
We will go over some important questions and a checklist of items to prepare which you can find here
We will also discuss our recommended pricing strategy.
2. Stage it / Prep it
See how we get your home staged here
3. Plan offer night
a) will you accept pre-emptives? I recommend NOT looking at preemptive offers, the truth is we're going to have your home looking amazing and it's 99% likely that any person that is willing to place their offer beforehand will likely be there on offer night.
b) During Covid, (non-open house times) I like to release listings on Thursday's it allows the listing to be fresh and have high traffic through the weekend.
During non-covid times, it's best to release listings on Tuesday's it gives the listing some time to brew online, and then all of the serious buyers plan on Thursday and Friday which homes they will see over the weekend. They will then see your home over the weekend (we recommend going away if you can, it's likely going to be very busy. Then on the Monday at 5PM we set the deadline for agents who want to bring offers.
4. I will send out an offer very similar to this in the morning to all agents who have shown your home.
5. I will collect offers through the day on a Monday or Tuesday until 4PM then I will prepare and print them to sit down and review with you between 7:00pm - 8pm. We will discuss the merits of each offer. We know that $ offered is #1, but there are other considerations to acknowledge. Read here: https://buschteam.ca/b/blog/sellers/questions-for-your-buyer.html

Essentially if there are more than a couple of offers we will need to eliminate those that are not competitive and assess who wants your home the most.
Essentially it is a 6 day long listing, but the time involved is about 3 weeks so you should think about involving us about 1 month before you want to be on the market. Also, we are able to go full-out and get it ready/ prepared in 2-3 days if necessary, and depending on our recommendations.
We're planners, and so are you, so you want to make sure you're dealing with the best. Make sure you read up on our system and why you should use us here!
